When the assessor comes to the property, they will inspect its gas systems and appliances. This check includes, but not limited to, the following:

  • Safety devices within the property.

When completed, the inspector will issue a certificate assuming that they have deemed everything on the property to be safe to use on a regular basis. The certificate will explain what checks were done on the property’s appliances, and will identify current and potential problems with the gas systems on the property.

Note that if a tenant brings a gas appliance onto the premises, such items are not your responsibility when it comes to what’s needed for the issuing of gas certificates.  At the same time, it is your responsibility to ensure that all flues used by such personal appliances are running as expected and are safe to use.

Plan ahead, and speak with your tenants and the inspector beforehand to decide whether it would be best for the tenants’ personal appliances to be included in the inspection.
